Regular commercial office cleaning in the UK is often benchmarked at around GBP0.15-GBP0.30 per square foot per clean. The rate is a useful sense-check but not a quote: it varies with frequency, footfall, floor type and the standard required, and it excludes periodic tasks. All figures are indicative for 2026 and attract 20% VAT.
How much does cleaning cost per square foot in the UK?
As a 2026 guide, regular office cleaning is commonly quoted at about GBP0.15-GBP0.30 per square foot per clean. On a 5,000 sq ft office that implies roughly GBP750-GBP1,500 per clean cycle over a period, but the useful figure is the monthly contract, not the raw rate. Because the UK market quotes both per square foot and per square metre, always confirm which unit a rate uses - they differ by a factor of about 10.76, and mislabelling is common in online guides.
What does a per-square-foot rate include and exclude?
A headline per-sq-ft rate usually covers the routine daily clean - floors, desks, touchpoints, washrooms, bins and general areas. It typically excludes periodic tasks (carpet cleaning, high-level work, hard-floor treatment, window cleaning), consumables and any specialist vetting. That is why two buildings of the same size can carry very different prices: the specification and frequency, not just the area, set the cost.
Why is per square foot only a starting point?
Area alone ignores the biggest driver - labour hours - and the standard you need. A cluttered, high-footfall office takes longer per square foot than an open, lightly used one. We price office cleaning as a fixed monthly fee against a written specification, which is more accurate than any per-sq-ft rule of thumb. For the full picture see the commercial cleaning prices pillar and the cost per square metre guide.
How do the wage floor and VAT feed into the rate?
Any per-sq-ft rate must still cover the cleaner's wage and on-costs. From April 2026 the National Living Wage is GBP12.71 an hour and the real Living Wage GBP13.45 UK / GBP14.80 London; with employer's NI, holiday pay, equipment, insurance and margin, charge-out is about 1.3x-2.5x the wage. Commercial cleaning is then standard-rated at 20% VAT on top.
How do you get a firm price instead of a per-sq-ft estimate?
Use the rate to sanity-check a quote, then get a proper one. We survey the floor area, agree tasks and frequencies and return one fixed monthly price delivered by directly employed, DBS-checked staff. Request a fixed monthly quote and we will price your actual space.
