End-of-tenancy cleaning is judged against the check-in inventory. Independent UK guides price end-of-tenancy cleans from around £100-£120 for a studio up to £320-£380 for a 4+ bed house (MyJobQuote). Note that under the Tenant Fees Act 2019 landlords cannot require tenants to pay for professional cleaning as a condition of the tenancy (Checkatrade) - many landlords therefore commission the clean directly, which is where we fit in.

Fixed pricing for agents and portfolio landlords
Void and end-of-tenancy cleans are priced per property to the agreed scope; ongoing communal cleaning runs on a fixed monthly fee. OptusGlean prices every contract as a single fixed monthly fee paid by Direct Debit - never an hourly rate that drifts. The fee is built from the specification agreed at your free site survey, and it already accounts for the wage floor (National Living Wage £12.71/hr from April 2026, or the real Living Wage of £13.45 UK / £14.80 London where a contract requires it), employer’s NI, holiday pay, supervision, consumables, insurance and management. VAT is added at the standard 20%.
