What is a builders clean?

A builders clean (also called a rough clean or first-fix clean) happens straight after the main construction trades finish and before snagging. It clears heavy debris, packaging, protective films, plaster and paint splashes, and general construction dust so the space is safe to walk through and inspect -- not spotless, and not ready for occupation. What is a sparkle clean (or final clean)?

A sparkle clean is the detailed clean that follows the builders clean -- every surface, fitting, window and frame cleaned to a streak-free, fingerprint-free finish. Many contractors use 'final clean' to mean exactly this; others use 'final clean' for a last light touch-up carried out on the day of handover, after the sparkle clean has already happened. Both usages are common -- the only way to be sure is to check what your contract or specification actually describes.

Is there an official standard that defines these terms?

No. There is no single British Standard (BS) or JCT-defined term covering 'builders clean', 'sparkle clean' or 'final clean' -- they are industry-standard trade terms, not legally or technically defined categories. Because usage varies between housebuilders, commercial fit-out contractors and cleaning companies, the safest approach is to specify the exact scope of work (what is cleaned, to what standard, at what stage) in the cleaning specification or contract rather than relying on the label alone.

Which one does my project need?

On most commercial and residential construction and refurbishment projects you need both: a builders clean to make the site safe and workable after the trades leave, and a sparkle/final clean immediately before handover or occupation. Frequently Asked Questions

Is a builders clean the same as a deep clean?

Who decides what counts as a sparkle clean?
