What are the stages of a construction clean?
Post-construction cleaning is usually delivered in stages: a builders (rough) clean to remove bulk debris and dust once trades are largely finished; a detailed clean of all surfaces, fittings and glazing; and a final sparkle clean immediately before handover, when everything is detailed to showroom finish - internal glazing, frames, fittings, floors and touch points.
Why is dust and debris removal so demanding?
Fine plaster and MDF dust migrates into every surface, ledge, frame and floor junction and settles repeatedly after cleaning. Removing it properly needs HEPA-filtered vacuums, methodical top-down working and multiple passes - not a quick mop. Paint, adhesive, silicone and protective film removal add specialist detailing that a general clean does not cover.
How do you hit tight handover deadlines?
Fit-out programmes slip, and the cleaner is often the last trade with the least time. We scale the team to the deadline, work around remaining trades, and mobilise quickly across the UK. Because we are a nationwide contractor, a fit-out or main contractor can use one cleaning partner on projects in any city rather than sourcing a new local firm each time.
Site safety, CDM and working alongside trades
A live site is a regulated environment. Our operatives follow site rules and CDM requirements, use the correct PPE, and manage construction dust and residues under COSHH and the Work at Height Regulations for any elevated glazing or high-level work (HSE hierarchy: avoid, prevent, mitigate). Every OptusGlean operative is directly employed on PAYE and vetted before their first shift. We DBS-check operatives in England and Wales, and apply the equivalent PVG (Disclosure Scotland) and AccessNI checks in Scotland and Northern Ireland. Where a site involves regulated activity with children or vulnerable adults, an Enhanced DBS (currently £49.50, gov.uk) is used. We never sub-contract to unvetted labour.
Fixed pricing for fit-out and construction clients
OptusGlean prices construction cleans against the agreed scope and programme rather than an open-ended hourly rate. Ongoing occupied-building cleaning then transfers to a fixed monthly contract once the space is handed over and in use. OptusGlean prices every contract as a single fixed monthly fee paid by Direct Debit - never an hourly rate that drifts. The fee is built from the specification agreed at your free site survey, and it already accounts for the wage floor (National Living Wage £12.71/hr from April 2026, or the real Living Wage of £13.45 UK / £14.80 London where a contract requires it), employer’s NI, holiday pay, supervision, consumables, insurance and management. VAT is added at the standard 20%.
