OptusGlean UK is the cleaning partner for managing agents, landlords and facilities managers across the UK. We take on communal, block and commercial cleaning with TUPE-ready mobilisation, vetted directly employed staff and fixed monthly pricing — consolidating a scattered property portfolio onto one contract, one standard and one account manager.
What do you clean for managing agents and landlords?
We cover the areas a managing agent is judged on: communal entrances, corridors, stairwells and lifts; bin stores and refuse areas; car parks and external areas; commercial common parts; window and high-level cleaning; and periodic deep cleans and void/turnaround cleaning. For residential blocks and estates, see our block and communal residential cleaning page.
How do you handle switching from the incumbent cleaner (TUPE)?
Changing cleaning provider on a managed building is usually a service provision change under TUPE 2006, so the existing cleaners transfer to us on their current terms with continuity preserved (Acas). We run a compliant mobilisation:
| Stage | What happens |
|---|---|
| Employee Liability Information | Provided by the outgoing employer at least 28 days before transfer; incomplete ELI can mean compensation of at least £500 per employee (Acas) |
| Consultation | Inform and consult affected staff / reps on the transfer, timing and effects |
| Mobilisation | Onboarding, training, equipment and go-live to an agreed date — no gap in service |
Our contract mobilisation and TUPE service manages the whole handover so you don't have to.
Can you cover an entire managed portfolio nationwide?
Yes — this is where managing agents gain most. OptusGlean UK is the national alternative to small city-based cleaning firms: one national contract cleaning agreement, one cleanliness standard and one account manager across every site you run — instead of juggling a different local cleaner in every town. See our approach to multi-site cleaning and why buyers choose OptusGlean. A national or regional portfolio managed through a different local cleaner per building means inconsistent standards, multiple invoices and no single accountable contact. We put every managed property onto one specification and one account manager, with consolidated reporting you can pass to landlords and leaseholders.
Who cleans our sites and how is it priced?
Every operative is directly employed by us on PAYE — never a self-employed sub-contractor — and vetted before their first shift: DBS-checked in England and Wales, Disclosure Scotland (PVG where the role requires it) in Scotland, and AccessNI in Northern Ireland. We are fully insured, carrying employers' liability (compulsory, minimum £5m) and public liability cover, with certificates supplied at mobilisation — important where you are accountable to freeholders and leaseholders. We price a fixed monthly fee by Direct Debit per building or across the portfolio, so service charges are predictable and auditable. Call 0330 027 2159 or request a quote online.
